Measuring Rental Yield on an Investment Property
Visão Geral
Rental yield shows how much annual rental income a property generates as a percentage of its value. Gross yield ignores costs; net yield subtracts operating expenses for a truer picture of return. This calculator gives you both from the property value, monthly rent, and annual expenses — all computed in your browser.
Como usar (passo a passo)
- 1
Enter the property value
Purchase price or current market value.
- 2
Enter the monthly rent
Realistic achievable rent, not the optimistic asking figure.
- 3
Add annual expenses
Maintenance, tax, insurance, and management. Net yield then reflects your actual return.
Como Funciona
Gross yield = (annual rent ÷ property value) × 100. Net yield = ((annual rent − annual expenses) ÷ property value) × 100. Annual rent is the monthly rent times twelve. Expenses include maintenance, insurance, property tax, management fees, and vacancy allowance. The gap between gross and net yield reveals how much running costs eat into your return.
Quando usar
Comparing the income potential of two rental properties. Checking whether rent covers costs with margin to spare. Deciding if a property's price is justified by the rent it can command.
Perguntas Frequentes
It varies by market, but many investors look for a net yield of 5% or more. High-price cities often show lower yields offset by stronger capital growth.
Notas Importantes
Yield figures shown are estimates for informational purposes only and are not investment advice. Actual returns depend on vacancy, maintenance, taxes, and market conditions — consult a qualified professional before investing.
